Building Regulation Charges
The Charges listed on this webpage came into operation on 1st July 2008, and are published by authority of The Building (Local Authority Charges) Regulations 1998.
Building Regulation Charges are charged for the service of checking plans of building work and inspecting building work, controlled under the Building Regulations. These charges are not discretionary and are applied to all work.
Charges are divided into Plan and Inspection Charges and Building Notice Charges. They are different for each type of work.
- Full Plans – The plan charge represents approximately 30% of the total charge and must be paid on the deposit of the plans with the Council.
- Building Notices - The building notice charge must be paid when the building notice is submitted to the Council. A Building Notice can only be used for work to domestic premises.
- Site Inspections – The inspection charge represents approximately 70% of the total charge and is payable, on invoice, raised after the first inspection has been undertaken.
- Regularisation Charges – charges to accompany an application for a regularisation certificate are calculated at 120% of a Building Notice charge, however no VAT is payable.
- Floor areas - should be calculated from the INTERNAL dimensions of the building.
- Exemption - Where work is to provide access and facilities in an existing building, solely for registered disabled persons, no charge is made.
- Estimated Cost – in relation to the cost of carrying out building work, means an estimate, accepted by Building Control, of such reasonable amount as would be charged for the carrying out of that building work by a person in business to carry out such building work (excluding any VAT chargeable).
- Extension – means an extension that has no more than three storeys, each basement level (if any) counting as one storey.
- VAT - Value Added Tax is charged on all work (except for Regularisation applications and the installation of cavity fill insulation), at the standard rate of 17.5 %.
- Cheques – Should be made payable to Bradford Council
