What Other Permissions May I Need?
Your local planning office may advise you that your proposal also requires some of the following additional approvals and consents:
Advertisement Consent
The display or illumination of an advertisement may require advertisement consent.
Building Regulations
Most building work is controlled under the Building Regulations, which ensure that building works meet public health and safety standards. You have a duty under law to comply with them.
Conservation Area Consent
If you wish to demolish part or all of a wall or building within a Conservation Area you may require Conservation Area Consent.
Environmental Protection
If you are involved in the preparation of food or drink you will have to comply with Environmental Health regulations.
Highways Licence
If you wish to undertake works which affect a public highway you will be required to obtain a licence from the Highway Authority.
Listed Building Consent
If you wish to undertake internal or external alterations, extend or demolish part or all of a listed building you will require listed building consent. It is a criminal offence to carry out unauthorised works to a listed building.
Rights of Way
Proposals which would affect or be adjacent to an existing right of way require permission from the Rights of Way team.
Tree Preservation Orders
You will require consent to lop, top, fell, uproot or prune a root system cut down or cut back a tree, which is protected under a Tree Preservation Order. Any contravention of a tree preservation order is a criminal offence. In addition some trees in Conservation Areas are also protected together with many other trees, which are protected by conditions attached to planning permissions.
